Our Fees


We have no upfront or set up costs.  When your tenant/tenants move in, we deduct our monthly management fee and tenant finder fee and transfer the balance to the landlord, along with a detailed statement. The range of fees we offer is outlined below and are tailored to suit our landlords’ needs. Regardless of the package you choose, we strongly recommend photographic inventories for all properties and there is a charge for this (see below).


Management Fee and Tenant Finder Fee
Our standard Full Management Fee is 10% (plus VAT) per month of the gross monthly management figure (minimum £50 (plus VAT) per month).  We charge £199 (plus VAT) every time a new tenant is found, which is inclusive of market appraisal, photographing and listing of property, tenant referencing, lease creation and check in/check out.
Let Only Fee

Our standard let only fee in £395 (plus VAT). This service finds you a tenant and then passes the management over to you the landlord.  It offers you advice on compliance, ensures optimum market rent is achieved, finds and references your tenants and offers the security of protection through compliant documentation.

Photographic Inventory Fee
This is an essential document that provides a written benchmark before the beginning of each new tenancy. A detailed inventory has always been required, however with changes in legislation, the spotlight is now firmly on the inventory and it is strongly recommended that the document be photographic.


We offer photographic inventories in-house on our tailored inventory app which allows us to charge considerably less than “inventory specialists”.  We generally take over 100 photographs for an average 2-bedroom property and prepare the inventory in a pdf document which the tenant signs and dates. Photographic Inventory Fee List:

1 bedroom unfurnished £60 (plus VAT) (thereafter £10 per additional room)

1 bedroom furnished £70 (plus VAT) (thereafter £10 per additional room)
